Thinking of buying a brand-new home in Colorado? Before you fall in love with that model home, here’s a crucial detail you can’t afford to miss: the AG tax trap.
📉 Why Are the Property Taxes So Low Right Now?
Many new construction homes are built on land still classified as agricultural (AG). That means they're taxed at very low AG rates—sometimes just a few hundred dollars a year.
📈 But Here's the Catch:
After the next tax cycle—usually once the home is completed and occupied—the county reassesses the property. It’s then reclassified as residential, and the taxes can skyrocket by 3–10x or more.
💡 Example:
A lot taxed at $300/year under AG status might jump to $3,000–$5,000/year or more once reassessed. Many buyers are shocked when they get that first full residential tax bill.
📢 What You Should Do:
Ask your builder or agent if the land is currently taxed as AG.
