FSBO Curious? So am I!
I've had a few people reach out this month asking about FSBOs (For Sale By Owner), so I figured—why not dig in and share some insights?
I'm always happy to represent buyers in FSBO transactions. Why? Because I love crunching the numbers—and sometimes those numbers tell an eyebrow-raising story. I've spotted a few FSBOs near me recently that were priced $80K to $150K over market value. Naturally, I had to run the comps… and yep, the math checks out—just not in the seller’s favor.

Remember that if you are getting a mortgage, as most of us do, the property will have an appraisal. If the market value is less than the sales price, you won't get your mortgage!

Just because a property is listed For Sale by Owner doesn’t mean you have to go it alone. You can still team up with a licensed Realtor (like yours truly) to help navigate the process—negotiations, contracts, inspections, compliance... the whole nine yards.
⚠️ One catch, though:
Not all FSBO sellers offer compensation to buyer agents. That means you, the buyer, might be responsible for covering your Realtor’s fee—either out of pocket or through some creative negotiating.
So here’s the move: have a quick chat with your agent before diving into FSBO land. Know what to expect, get clear on representation, and avoid any “Wait, WHAT?” moments down the line.
